The driveway is about 100 feet past where Google Maps thinks it is. Big rock on the right has our address on it. Stay on the paved driveway, it wraps up and around to the carport.
About our home
Jason and Jill raised 5 kids here for the past 10 years. It’s truly a magical property. Just over a mile to Pearl Street walking mall, yet surrounded by Boulder County Nature Sanctuary. It’s a one of a kind. We are honored to host you!

Please understand a negative review does more harm than good and we are here to do whatever we can to make your stay spectacular! It’s been our dream to share this property, and as our kids are growing, we’ve decided to downsize and become hosts.
Like any home, this home has its quirks, some that we’ve probably come to get used to. If you notice something you feel we are overlooking, we want to hear about it. If you have a recommendation and something you think we should fix or buy. We want you to have a quality experience. We can most likely buy whatever is needed, within reason. We take hosting seriously. This is a work in progress. Please be a part of making it even more amazing!
Water Water Water…
We are in drought this year more than ever. Water in the mountains is an issue. We are on a well and we have good pressure. Short showers are a must. We can’t just run the sinks casually, brushing teeth or doing dishes, we need to be conscious. And please don’t use the outdoor hose for play. This was the first year our pond didn’t fill up, and our creek didn’t run.
Please watch out for running toilets.
The Evaporative Cooling system uses a good deal of water, so turning it off as the evening cools is helpful. Please try not to run this around the clock. The nights are cool enough to just run it as a fan or not at all.
Hot Water Occasionally Shuts Off
Occasionally the hot water shuts off. This generally happens if the On Demand Water Heater can’t keep up with too many hot showers. (it’s a propane issue we are working on.) If this happens, simply flip the switch on the extension cord next to the washer and dryer on and off to reset it. We recommend not running all showers at once. 2-3 showers is usually ok. Shoot for 2 if possible.
Bears are around.
We see bears every once in a while. We yell at them to go away if we see them. “Go on! Get out of here bear!” Usually they’re just walking by, down the driveway. We’ve never worried about our kids running around the property. When they see us they walk away slowly. Just make sure you’re not leaving food outside or in your cars overnight. (We eat dinner on the porch every night. They aren’t coming for our food while we are eating.) But they can open your car doors at night if not locked. We must keep the door of the carport latched. They try to get into our garbage. It is our job to keep them from doing so. – I hope you see one. You probably won’t.
Our doors and windows are always open (when it’s not too hot). Front door, sliders… Windows… Wide open! We are a fresh air family and Colorado is amazing in terms of very few bugs. Nights are wonderful. We have a few bugs, but they don’t bother us and we hope they don’t bother you. We lock the doors and close windows on the main floor when we go to bed, so the bears don’t get any ideas.

Ping Pong Table – is easy to set up. Just please cover it if you think it’s going to rain. If you don’t see rain in the future, we don’t mind leaving it setup.
Our Pool – Our pool has been great! But it’s above ground and has its limitations. We’ll just do our best to keep it clean and lovely. Jill and I were in it nearly every day last summer. Keeping the cover on it when it’s not in use keeps it warm.
You’ll notice the pool is a bit off this year. When it was filled some braces were a bit off vertical. Oops. Please enjoy the pool, but please keep splashing and wild play to a min. We don’t want it tipping. This never happened to us before.
Wii video game console is set up in the cabin – we don’t mind if you bring it into the house. Kids like it out there.
Badminton – is set up in the field
Frisbee, baseball gloves and balls – are in the cabin
Hiking – if you walk right across the street down the hill, 100 feet or so, to the mail boxes, you can walk up a trail that will head right up the mountain and then go left down or right up. At a minimum go right for a short 1/2 mile hike. It’s gorgeous!
Down will take you to Sanitas trailhead (very popular and awesome), Red Rocks trail (amazing overlook RECOMMENDED) or Anenome (good workout).
Walking up (right), is a nice 1/2 mile easy trail that takes you to, crossing back across the street, a trail that takes you up the backside of Sanitas. (This is like an hour and a half hour plus, and amazing if you’re looking for a hike!)
Boulder Creek – wonderful creek path runs up the mountain, great for a hike along the creek. Starting from Eben G Fine at about 2nd and Arapaho is a great place to start. If you’re already on Pearl, the creek is only 3 blocks South. People tube down the creek all day long from Eben G Fine. (ask us about tubes if youj’re interested.)
Scott Carpenter Pool – Great public pool with waterslides and a lazy river.
Valmont – Dog park and skateboard / bike pump track. – 49th and Valmont.

Avanti – has the best rooftop deck and has great food and drinks.

T/ACO – great tacos and margaritas

Centro – Nice outdoor deck mexican food
11th and Pearl
Jax Fish House – Oysters / high end sea food

Pasta Jays – family friendly Italian food

Ideal Market – small market owned by Whole Foods, same shopping center.

Garbage – comes at 6:45am on Tuesdays and we can’t leave the garbage out overnight. I’ll come and take this out.
Recycling – We just pile up bags and boxes in the carport closet and I take that to town every few weeks.
Sorry the 1978 Smokey and the Bandit TransAm is not working right now. It’s the greatest car ever made.
